Note:

Dominican real estate broker obligations are almost non- existing as there is very lax Dominican regulation in this regard. For instance, brokers are not required to have a real estate license to represent, offer or sell real estate property in the Dominican Republic, and the lack of regulation suggests difficulty in assessing fiduciary duty obligations or avoiding conflict of interests, as brokers duties are presumed similar to sales agents working for a commission of the real estate business.

There are also many pricing irregularities as well as having both a “Spanish Price” and “English Price”.

US and Canadian TV shows such as “House Hunters International” do not help the situation by showcasing these expat realtors with pricing which is usually 25 – 40% higher than you can actually get these properties for.
